Some homes have water views or frontage, some are near to Hamilton, and others have new and/or elaborate homes sited.
Aside from the above, real estate may gain or lose value based on the economic conditions (as currently exist), demographics of the neighborhood, need for infrastructure improvements in the neighborhood or desirable/undesirable trends.
Building a house provides even wider estimated values due to the extraordinary variation in build quality and builder experience. Real estate brokers frequently do have difficulty providing reasonable and accurate estimates. It’s not the experience factor but the innate abilities of the broker that governs this skill set.
As for the comparisons in the last paragraph, there is no basis for a comparison. It simply does not relate to the issue at hand. In the end, your house is worth what somebody else would pay for it. Pricing should be a minimum of 5-10% above desired sale price. This type of estimate is merely a ‘guideline.’

The only way you can know the true value of a house is to build it your self.

Some Real estate agents have not got the faintest idea of real estate values they are not appraisers, the comparison theory does not work here,as
it takes many years to acquire the skill.

What would you pay for a glass of water in the Sahara desert or a Banana in Alaska ?
