Mean age increasing (think retirement)
More property built despite the decrease in res pop. (glut of property for sale already)
People still leaving now for a host of reasons. (affordable retirement, cheaper medical, LGBT, seamless relocation to UK, no more Status grants)

Some serious financial gymnastics required to get a good result of that.
