Proposed New Apartment Building In Hamilton

A planning application has been submitted for a proposed 68-unit apartment building on Church Street in Hamilton, with the application stating that it would be an 8 storey building, consisting of six above grade and two below grade floors.

The address provided is 33 Church Street, which appears to be the area by the Cathedral opposite the Post Office, and the planning application official notice stated, “Proposed Apartment House Development [8 Storey with 68 Units] with Retail & Property Offices [At Grade] Including Underground Parking Garage, Communal Space [Gym & Common Rooms], Roof Deck, Boundary Walls [6ft Max. Height] and Demolition of Existing Building.”

The design intent letter on the planning website states, “The attached submission package details a proposed multi storey residential building for a brownfield site within the city of Hamilton. The structure has 6 above grade storeys, and 2 below grade floors. The building is a reinforced concrete shell with interior unit partitions of concrete block.

“The requested program for this building features a central circulation spine with residential units along its length. Each unit has large windows and a private balcony.

“The east and west facades step in and out to permit light to penetrate the site along the boundaries. The upper floors set back from the boundaries reducing the mass and exceeding the goals of the City of Hamilton Development Plan.

“Planting is proposed to soften and scale the pedestrian environment and transition from the residential uses into the city. Wood/ aluminum screens are provided to increase privacy at the roadside units as well and introduce the opportunity to include an artistic element in the cityscape.

“Limited parking is provided within the building for traditional cars but 11 full spaces are proposed. 25 bike parking spaces are also included for within the building. The applicants envision a shared car concept using smaller electric vehicles and 10 spaces are currently proposed for those vehicles.

“A gym, community room and storage facilities are proposed within the lower basement floor. These spaces open out to the existing lower grade where planting is proposed to permit outdoor entertainment.

“In addition to this, 4850 square feet of roof deck patio is proposed as communal outdoor amenity space above grade.

“The proposed design acknowledges and respects the proximity of the Cathedral and is measured to anticipate the development of the existing single storey lot to the east. The building is programed to be efficient to build and to create a mix of attractive residential units within the city.”

    Ok…
    I don’t know of these developers speak to realtors first…but

    how many units Have sold on the east broadway development?
    These appear to be condos not rental apartments

    People who buy condos want an en-suite bathroom these don’t Have that
    There look like some 2 bedrooms but no en-suite…And only one bath so they simply won’t sell

    = go back to drawing board or lose your ass

      PLP are working on getting home prices down…only problem is that they are also working on destroying the economy so it is all relative. I will sell you my house for the appraised value in 2016.

    why when almost any initiative or project is posted do people immediately jump on here with negative comments? are they using your money? are they inhibiting you in any way? why not just wish them well and hopefully the projects are success stories?
    it is so ridiculous the negativity that resides in so many people.

      No, mainly because it’s another white elephant that will never happen. Either that or a dodgy land deal. With a declining population, an economy in freefall, thousands of empty units all over the island, how on earth does it make financial sense to build more units?

    Why not just make it a 10 story building? Not sure why buildings can only have 5-6 floors above land.

      Because in the city of Hamilton it’s about encroaching on the skyline in relation to the height of the Cathedral. Been that way forever. Where have you been living since the 1800′s ?

    This isn’t a Government project or proposal.

    This is an independent Developers submission….Nothing to do with the PLP.

    You all who choose to use every opportunity to Express your view of your Government our Government The Peoples Government, are simply illiterate.

    The PLP aren’t going anywhere anytime soon so get on board to aid in making Bermuda better for Bermudians or continue to be left behind.

      What about gay Bermudians, are they exempt from your ‘call to arms’?
      I ask that because your government is attempting to enact legislation in order to discriminate against some ‘born, true, real Bermudians’…it’s pretty disgusting to demand that the LGBT community stand with you.

    Hmmm….not sure this is a great design resolution here…but…I wish them the very best of luck as Hamilton needs some uplifting in the residential area….I personally think HSBC should be residential and this project a mixed use facility…Rooftop dining, Retail on first floor, All great vistas should be residential…and the less desirable office space…BUT…Jobs in construction are always welcomed…So again…best of luck.
