Planning Application For 28 Residential Units
A planning application has been filed for a proposed development comprising 28 residential units, including fourteen one-bedroom units and fourteen two-bedroom units, as well as a swimming pool, restaurant facilities, fitness and community rooms, and underground parking.
The letter that was submitted with the application said, “The planning application seeks to create a community development for active seniors in the heart of Warwick and conveniently located near to shops and other amenities. The proposals are submitted by Senior Solutions Limited [SSL], a company incorporated in Bermuda with a focus on establishing purpose-built residential developments catering specifically for the needs of seniors.
“The site chosen for this new approach is a property in central Warwick of over 3 acres readily accessible to the Heron Bay commercial area with good access to public transport facilities. The site is accessed from Middle Road and extends southward to the Railway Trail. The property is currently vacant except for a derelict residential building, the remains of which are located in the northern part of the site. The street address of the building is 4 Leith Hill Lane.
“The proposed development consists of 27 residential units specifically designed for occupation by seniors in a community providing a range of services and amenities to support the lifestyle of people in this age category. The housing comprises 15 twobedroom units and 12 one-bedroom units. All the dwellings and the development generally are intended to comply with Chapter 32 Accessibility Guidelines of the Bermuda Residential Building Code 2014
“It is acknowledged that the proposals encroach on the Agricultural and Woodland Reserves. However, the development in this location provides the optimum layout for this seniors community permitting the efficient use of land for construction while retaining as much land as possible for outdoor areas to enjoy.”
