Waterloo House Residential Units Fully Leased

January 7, 2014

All seven luxury residential units at Bermuda’s newest waterfront development have been leased after being on the market for a matter of months.

The apartments include five spacious three-bedroom units and two two-bedroom units ranging in size from 2800 to over 4200 square feet, including balconies, and asking rents ranging from $14,000 to $20,000 per month.

Developed by the Green family, who have recently invested in a number of Bermuda properties, Waterloo House is a high-end office and residential rental property that has seven penthouse apartments overlooking the City of Hamilton, Hamilton Harbour and Great Sound.

The residential units were marketed by Rego Sotheby’s International Realty and were all leased within just under four months – prior to the overall completion of the building.

Penny MacIntyre, Executive Vice President at Rego Sotheby’s International Realty, said: “We are very pleased to have been involved in such a unique and prestigious project. It has been an honour to work with the Green family and be a part of their vision to revitalise Hamilton.

“Waterloo House demonstrates the high demand for luxury urban living in Bermuda and is especially appealing because of the prime location, beautiful views and luxury amenities.

“The tenants include CEOs, principles of businesses and executives, some who already lived on the Island and some who are new to Bermuda. They sought modern urban living close to ferries, taxis, dining, shopping and business district – all of which Waterloo House offers.

“We are encouraged by the positive news that some of the tenants are new to Bermuda. This is indicative of the Island showing signs that people consider Bermuda a viable destination for international business and residence, helping to encourage much needed stimulus to the economy,” added Ms MacIntyre.

A spokesperson for the Green family said: “The completion of Waterloo House is the realisation of a vision we had of an environmentally sustainable, luxury residential and commercial development in the heart of Hamilton.

“We believe there is still an active market for high quality property in Bermuda and a testament to that is the short time it took for Penny and her team to lease all the penthouses”.

    • Bermuda First says:

Actually this project was started under a previous administration.Sorry

      • newfoundconfidence says:

Yes, you are correct. But that being said,it is the new confidence instilled by the OBA which has helped to bring the kind of people here who can afford these apartments.

        • Bermuda First says:

One day you all will understand that PLP/OBA/UBP do not matter in the eyes of money.ONE DAY

          • Toodle-oo says:

            Wrong !
The first thing big money looks for is political stability.
Not that we necessarily have it yet .
There’s still an awful lot of overseas investors watching carefully, very carefully . And as long as 52% of the electorate continue to side for a party that wrecked this place and that party still exists there will be reluctance .
It’s got a lot more to do with just green , and always has .

  8. nbU8 says:

The architects did a great job on that building.

    • sage says:

What about those who did the actual work that brought architects vision to reality?

  9. Voter says:

Wow,it is great seeing all this! Do you think it would have happened with the previous regime in power? Might have been like the Grand Atlantic, the PLP’s answer to the housing problem in Bda.

    • Tough Love says:

It was built while PLP was in power and given tax concessions to get it done by PLP (well, given to HP and I’m sure the savings was used to fund this).

Some people just love to ride the OBA bandwagon no matter what.

    July 12, 2012 | 25 Comments
CdB Limited, the company which is redeveloping Waterloo House on Pitt’s Bay Road in Hamilton on behalf of the Green family who purchased the site, said that 90% of its commercial space has now been rented as the project passes the halfway point to completion.

The signed tenants include a mixture of current Bermuda companies and those new to the island, attracted to the location, design and facilities offered by the Waterloo House office space.

While the above you quote may be correct – this acrticle is referencing the residential units in particular. These were only rented late last year, and only took a few months to rent them all. So well done to all involved!
