Plans For Former Ariel Sands Hotel Property
A planning application for the former Ariel Sands hotel site has been submitted, with the plans describing a “hotel-villa-condo development consisting of 84 keys in 33 hotel guest rooms, 21 villas, and 30 one, two and three bed condominium units, including restaurant and bar with dining terrace, pool, seawall, tennis court, landscaping and supporting works and infrastructure.”
Part of the application said, “The former hotel and cottage colony closed in 2008 and it was subsequently demolished in 2015. Within the same year, an application was submitted and approved for the redevelopment of the site which remains in place [P0161/15]. The subject property was sold and Ariel Sands Ltd. and a planning application [P0327-21] for a proposed 6’-0” seawall had been approved.
“This DAP1 application is to re-develop the 10.85 [developable area] acre site with a new hotel/villa/condo mix, consisting of privately owned units spread throughout the site, which will be part of the hotel keys in a resort style living development comprised of:
- 33 guest rooms in the main hotel [four storey].
- 21 villas [6 x two bedroom [one storey]; 12 x two bedroom [two storey] and 3 x four bedroom [2 storey]].
- 30 condominium units [8 x three bedroom, 14 x two bedroom and 8 x one bedroom] which is a five storey structure.
“Much of the proposed development will be similar in its built form as to what previously existed across the site, which was the arrangement of cottages in one storey structures, as well as rooms and amenities in a larger two storey structure.
“In accordance with DSN.3 & DSN.4 and tourism developments standards, the buildings will be carefully sited, accessed and landscaped in such a manner as to retain a low density of buildings and to create a high level of open space, as well as maximizing privacy between units as well as neighbours, while capitalizing on the best sea views wherever possible. Resort style amenities including a gym, resort pool, a restaurant/café and bar will be provided in the hotel.
“There will be a four storey, 30 key hotel building located near the shoreline adjacent to the eastern boundary. All these proposed works are located on the southern side of the highest points on the property and oriented to the sea. As a result, these are not visible from the public road or the majority of the residences in the area.
“A flat roof design surrounded by parapet walls will have dedicated water collection areas and will also house the mechanical services. Exterior finishes will consist of an exterior stucco finish, with a mixture of glass railings and timber louvers, and thoughtful landscaping.
“47 parking bays will be dispersed across the site allowing for parking at the hotel, individual villas, and condo buildings. The use of electric vehicles will be encouraged.
The document added, “The intention of this development is to become one of Bermuda’s leading resorts which will enhance our island’s tourism product.”
Hopefully this can get off the ground soon and provide some construction jobs for the local economy, and then follow it with some good hospitality jobs. Ariel Sands has always been a beautiful location, and a resort in that location would do well.
