New ‘Luscar Place’ Building Planned
Rego Sotheby’s International Realty announced the pre-lease of a planned 130,000 square foot commercial project being developed by the Green Family called ‘Luscar Place’, stating that “the seven-story building will begin construction early 2025, with an innovative design that emphasizes energy efficiency, with base building delivery anticipated by April 2027.”
A spokesperson said, “Leading property developer and operator launches its largest commercial office construction project in 2026, called Luscar Place. The 130,000 square feet of office, retail and restaurant space with parking garage and garden begins its pre-leasing with Rego Sotheby’s International Realty exclusive commercial listing agents: Penny MacIntyre, Partner, and Keegan Stirling, Associate.”
Ms. MacIntyre spoke to the significance of the new development stating, “There is already great interest in Luscar Place as a result of the last 3+ years’ of very limited available Class A / A+ office inventory in the City of Hamilton and Pembroke.”
Ms. MacIntyre went on to point out the property’s attraction, “The Green Family as developers, are well-known in Bermuda for delivering and maintaining top-tier properties with unparalleled service, such as Waterloo House, Point House, and Dorchester House.”
The spokesperson said, “The seven-story building will begin construction early 2025, with an innovative design that emphasizes energy efficiency, with base building delivery anticipated by April 2027.

Strategically positioned to attract high foot traffic from tenants and the surrounding business district, these units are ideal for pharmacies, food, and beverage establishments.

“The upper floor offices of Luscar Place will feature floor-to-ceiling window line and nearly 10-foot-high ceilings with options for full or partial tenancies across floors 1 to 6, accommodating office space needs from 4,200 to over 24,000 square feet. Floors 2 to 6 will feature balconies with inland views across Bacardi global headquarters and its gardens, Pitts Bay Road, with partial Hamilton Harbour, and Great Sound views.

Ted Wood of Botelho Wood Architects said, “A significant design feature is the enhanced streetscape with generous sidewalks, ADA-compliant ramps, quality finishes, and landscaping that culminate in a public plaza at the corner of Pitts Bay Road and Waterloo Lane. The facades feature extensive balconies as an amenity for the occupants but also serves to provide passive sun control, creating visual interest. With a terraced profile, Luscar Place blends in and complements the adjacent buildings.”
The spokesperson said, “Reflecting the owners’ appreciation for art, Luscar Place will incorporate significant artistic elements throughout the development. A large sculpture will anchor the entrance plaza, and carefully selected artwork in the main lobby will complement the modern design. Opportunities for outdoor murals and other art installations are also being explored, further enriching the area’s cultural landscape and adding a distinctive, personal touch to the location.”

But there’s no confidence in Bermuda under a PLP government?
I’m just hoping that there is an independent running in my constituency and i will vote for him or her because they cannot do any worse than our current government also i am in agreement that the party system is just not good for Bermuda any longer .
I bet this new project that is being built from scratch will be complete before Burts Southampton Princess opens after its so called total renovation. I trust they are doing so without financiang and guarantees from Burt and Im pretty sure they arent going to be paying any of the contruction bills or accepting deposits from interested parties using Crypto Currency. Also theyre not building a new hotel either. So no, I dont think this means they have confidence in the PLP goverment. Maybe they have hope that there is change coming? Or maybe they have hope in the International Business sector? Who knows. But if there is something, anything at all that is better about Bermuda today that pre-PLP, please educate us.
Prior to the PLP forming, Bermuda’s 1st political party, the black MCPs met to decide their vote for a Bill and so did the whites. On many occasions a few white Members of Colonial Parliament would speak vehemently against a Bill but in the end vote for it. With a pattern like that Black MCPs started to notice how the white MCPs met at the Yacht Club to decide. So we never had real independents. If any independent is elected they will make great front page speeches but not receive a single penny from the Finance Minister who has to take care of his own members needs first….from constituents. It is as simple as that. When you writer, who wanted an independent see no repairs or changes in your area,you will either run for a party or get on with your life realizing thst there are no solutions to it unless you adopt the Singapore model of one party referred to in the west as Communism. So know the facts about what happens with independents who might link with the Oba or you will see a pattern of them voting together as independents against the winner.

I appreciate the investment but where is everyone parking? For anyone that works on that side of town. It’s currently nightmare for anyone with kids and only one car.
