Planning Application For Ariel Sands
A planning application has been submitted for the redevelopment of the former Ariel Sands Hotel site, with the plans consisting of 33 hotel guest rooms, 21 villas, and 30 condominium units.
The application states, “Proposed re‑development of the former Ariel Sands Hotel site for a hotel‑villa‑condo development consisting of 84 keys in 33 hotel guest rooms, 21 villas, and 30 one, two and three bed condominium units, including restaurant and bar with dining terrace, pool, seawall, tennis court, landscaping and supporting works and infrastructure.”
A letter, dated June 2026, submitted in support of the application stated, “The former hotel and cottage colony closed in 2008, and it was subsequently demolished in 2015. Within the same year, an application was submitted and approved for the redevelopment of the site, which remains in place [P0161/15]. The subject property was sold, and Ariel Sands Ltd. and a planning application [P0327-21] for a proposed 6’-0” seawall had been approved.
“This DAP1 application is to re-develop the 10.85 [developable area] acre site with a new hotel/villa/condo mix, consisting of privately owned units spread throughout the site, which will be part of the hotel keys in a resort-style living development comprised of:
- 33 guest rooms in the main hotel [four-storey].
- 21 villas [6 x two bedroom [one storey]; 12 x two bedroom [two storey] and 3 x four bedroom [2 storey]].
- 30 condominium units [8 x three bedroom, 14 x two bedroom and 8 x one bedroom] which is a five storey structure.
“Much of the proposed development will be similar in its built form as to what previously existed across the site, which was the arrangement of cottages in one-storey structures, as well as rooms and amenities in a larger two storey structure.”

The renderings show a very modern development. There is nothing Bermudian about it.

No, modern and Bermudian are not necessarily mutually exclusive, but the two could be blended.

Can Government put a freeze on luxury building and encourage builders to build low cost housing units or independent seniors housing in centrally located areas.
a) Government can’t tell people to not build the houses they want with their own money.
b) If there was money to be made in building low cost housing there wouldn’t be any shortage , would there ?
They built low cost housing on South Shore in Warwick and no one lives there. I forget what we are calling it now, the name changes all the time, but I call it the Grand Atlantic Money Pit.

No. Tax breaks are for foreigners, not for Bermudians!
Besides, the PLP Government has spent more than $100 MILLION building 90 odd “low cost” housing units.
That abomination on the S Shore has cost us far more than $100M.
It has been sitting empty how long? That borrowed money to build has been generating finance charges for how long with no returns?
The repurposing then repurposing again has cost us how much, with more finance costs on borrowed money and no income?
Now it doesn’t have a carpark for the tenants that it does not have.

According to PLP Blogger “watching” (above), Grand Atlantic/Bermudiana Beach/White Elephant it has not been sitting empty at all.
I hope they build the hotel first and not end up like the condos in Flatts, that never built the hotel.
