“Each condo has a comfortable living and dining area, and a well-equipped kitchen. They can comfortably sleep from four to eight people and most have full or partial south-facing views of the ocean. All have either a terrace or balcony.

“Buyers at Bermudiana Beach Resort will have access to upscale on-property amenities, including a cliff-top infinity pool and bar, a restaurant, a spa, a hotel reception area, and additional swimming pool for children. A two-car funicular elevator will take guests to the immaculate and secluded pink sand beach below. Flexible spaces will also be available for meetings and events, as well as a beautiful outdoor space for weddings and other events.

“Bermudiana Development Company Ltd is responsible for the conversion of the property and, once open, properties and amenities will be fully-managed for owners by a professional hotel management team.

“If owners choose to rent their condos out, this can be done through the hotel rental program. Being part of Tapestry Collection by Hilton gives Bermudiana Beach Resort access to Hilton’s 24/7 global reservations and sales system, a powerful loyalty program and a global marketing presence. “The three-bedroom condos include a lock-off facility which enables owners to rent out part of the property while in occupation themselves and still remain totally private. Alternatively, when not in use by the owner, the condo converts into two separate hotel suites, maximizing occupancy and rental revenue.

“Bermudiana Beach Resort condos are fully-managed and maintained to Tapestry Collection by Hilton standards. The condos are also fully-serviced with cleaning, housekeeping, grounds maintenance, gardening, property repairs and a reception team to welcome guests on arrival.

“Coldwell Banker Bermuda Realty is the sole listing agent for condominiums at Bermudiana Beach Resort. President and CEO, Brian Madeiros, whose on-site sales team is led by Heather Chilvers, says that on a local level the Bermudian Beach Resort is an attractive option for Bermudians who live overseas for part of the year, but want to keep a foothold in Bermuda. It is also an easy way for locals and permanent residents to be able to accommodate visiting family and friends.

For the price of a modest home, you too can occupy these condos for 90 days out of the year.

    • somuchless says:

      Insane

    • Peter Coldwell says:

People who are smart enough to have made enough money to buy one of these units are not dumb enough to buy one of these units.

  2. paulP says:

Whats the maintenance fee? The place up the street has a yearly fee and a per night fee.

  3. Eve says:

I hate to sound negative about anything related to tourism especially with a positive ROI but this venture is only a bad dream. Who is going to pay $415,000 plus taxes and monthly maintenance for a studio or $750,000 plus plus for a three bedroom condo they can use 90 days a year?? With prices like these, the hotel rates will be beyond what visitors will pay. too. Bermudians who live off the island and want to maintain a on-the-island residence will find a more financially attractive way. The Reefs and Tucker’s Point fractional/timeshares had much more to offer and the price was much less. If further work on the development is tied to the condo sales it may never be completed.

  4. Trump supporter says:

I thought hanky panky once said he’ll buy it.

    • wahoo says:

Perhaps he has wisely invested his money overseas since then.

  5. Herbertbda says:

What do you mean?!?!?!?! These are not going to fall in the ocean? What has changed? The case of two Bermuda’s …….

    • Rick says:

If these homes fell in the ocean every house on South and North of the Island would be the first to go. The UBP will always be a bunch of wankers who will continue to change it’s party name to try and escape it’s racist past!

      • Question says:

Nah, the wankers are the party who built these and can’t sell them. The whole venture is a total failure and has been right from the start. Wankers.

      • Joe Bloggs says:

Actually, I think the original comment was in relation to an independent engineer’s report from 15 years ago or so.

It is not about every home in Bermuda, just an unstable cliff face in one part of the main Island in Bermuda.

    • Double S says:

      2014 article excerpts:

“The Board was of the opinion that a six-foot distance to the edge of the cliff was too close. Further, the Board raised concern over the long term effects of placing a pool in the proposed location,” the minutes state.

“Specifically, the Board queried the likelihood of the continued erosion of the cliff face and the future need for further revetment works to retain the pool.

“There continues to be wind and rain-born erosion, especially in the areas where the cliff surfaces extend out beyond the base of the cliff below,” he wrote, adding that remaining casuarina roots and new sapling growth also risk damaging the cliff face.

He wrote that the developers intend to further secure and stabilise the cliff by extending the end of the existing wall at its base and make structural repairs to the cliff itself, along with hiring a quality stone cutter to trim away areas of the face which are loose or “dangerously extending beyond the base of the cliff”.

Fool me once, shame on you. Fool me twice, shame on… Wait, you never actually fooled me the first time.

  7. Mb says:

What is different from the last time round when this failed?
So you can rent your unit out via the resort … you can do that on Airbnb yourself

  8. Question says:

I’m sure they ‘have 100 buyers lined up’. Like last time.

  9. Joe Bloggs says:

“It is also an easy way for locals and permanent residents to be able to accommodate visiting family and friends”

It appears that they are available for purchase by foreigners as well as Bermudians.

  10. Coach says:

A pig with lipstick is still a pig..
For the price of a condo on island you get 90 day’s but these are under the price usually available to non Bermudians so maybe a way to get more people on island.. LOL

They also keep talking about all the upscale on-property amenities, including a cliff-top infinity pool and bar, a restaurant, a spa, a hotel reception area, and additional swimming pool for children. A two-car funicular elevator will take guests to the immaculate and secluded pink sand beach..
When are these being built? If you buy one today you get zero amenities, well unless they have a special deal with South Shore Swizzle..

  11. Snoopy says:

They will be marketing them overseas and the Hilton reservation system has close to 95 million loyalty members, it seems a lot easier way to market a vacation rental than Airbnb.
